What is a house/construction setout?

A House/Construction Setout is provided to identify where the soon to be built House will sit on the block. Every new house has plans approved by their local Council which shows us all the crucial setback measurements. The setout provides pegs which identify all the external walls of the to be built house.

The plans we need are:

  1. The Site plan which shows all the crucial setbacks.

  2. Ground Floor Plan shows the exact lengths and widths of all the external walls which the following trades will need to complete their works, this plan includes things like Garage, entries, Alfrescos etc.

  3. Subdivision/Title Plan will show the block dimensions, which is critical in ensuring that the House will fit on the block. This also will show us where the Survey Pegs should be. A Survey Peg is an onsite mark which identifies where the block starts and finishes which is provided by a Land Surveyor or Developer and this is necessary on EVERY block. If these are not onsite - see Resurvey/ Re-establishment Survey.
